Lynwood Asphalt Shingle Roofs Built to Keep Rooms Cooler

We repair and install asphalt shingle roofs as one connected system of decking, underlayment, flashing, vents and shingles. Cool-rated shingles bounce back more sunlight, which means a cooler attic and less strain on your air conditioner.

A Shingle Roof Is More Than the Shingles

Asphalt shingles cover most homes for good reasons. They are light, they handle a wide range of roof slopes, they come in many colors and they cost less up front than tile. What decides how long they last is everything underneath and around them: solid decking, a good underlayment, metal flashing at walls and chimneys, and enough airflow through the attic.

That airflow matters for comfort too. A dark roof with poor venting can push attic temperatures far past the outside air on a summer afternoon, and that heat works its way into the rooms below. Pairing a lighter or cool-rated shingle with balanced intake and exhaust vents is one of the more practical ways to take some load off your cooling bill.

Our owner has 40 years of roofing experience, and we look at each roof the same careful way. If your shingles still have life in them, we will tell you, and roof repair may be all you need.

What Our Shingle Roof Work Includes

Tear-off down to the deck
We remove old shingles and underlayment so we can see the wood. Soft, delaminated or rotted sheathing gets replaced before anything new goes on.
Underlayment and self-sealing membrane
A synthetic underlayment covers the deck, with self-sealing membrane in valleys and around penetrations where water collects.
Cool-rated shingle choices
We show you shingle colors with higher solar reflectance and explain how each one is likely to affect attic heat. Where the California energy code calls for a rated product, we choose one that meets it.
Balanced attic ventilation
We check your eaves and ridge, then add or adjust intake and exhaust vents so hot air has a way out. Good venting also helps shingles age more slowly.
New flashing and drip edge
Step flashing, pipe boots and drip edge are replaced rather than reused, since old metal is where many shingle roofs start to leak.
Permit, cleanup and final walk
We pull the permit, protect your plants and driveway, and sweep the yard with a magnet before we go.

When Your Shingle Roof Needs a Look

  • Granules in the downspouts

Dark grit piling up where gutters empty means the shingle coating is wearing thin. Once the asphalt below is bare, harsh sun breaks it down quickly.

  • Edges curling or cupping

When corners rise or centers dip, the shingles have dried out, and wind can slip beneath them and rip them off.

  • Tabs cracked or gone

A couple of missing pieces can be patched. Many gone across several slopes usually means the roof is close to worn out.

  • Bedrooms hot well into the evening

Rooms that stay warm long after dark may sit under an attic holding heat, often due to worn shingles or clogged vents.

  • Marks on the ceiling

Brown rings or flaking paint usually lead back to failed flashing or a split pipe boot. See our roof leak repair page for how we find them.

Steps in a Shingle Roof Project

  1. 1

    Roof and attic inspection

We climb the roof, check the attic and take pictures of anything that matters. You keep those pictures and can see the issue for yourself.

  2. 2

    Estimate in writing

Your free written estimate breaks out tear-off, decking allowance, underlayment, venting, flashing and shingle line on separate lines. We talk through colors and cool ratings over the phone or in person at your home.

  3. 3

    Stripping and drying in

On most homes the old roof comes off and underlayment goes down in a single day, so the house never sits open. Tarps shield plants and walls.

  4. 4

    Laying shingles and finishing details

Shingles go on following the manufacturer's nailing pattern, the ridge vent gets set, and each flashing detail is finished by hand.

  5. 5

    Sign-off and cleanup

Once the city inspector approves the work, we clear nails and debris and walk the new roof together.

What Moves the Price of a Shingle Roof

Every roof is measured and priced on its own, so we do not quote by phone. The written estimate shows each part of the job, so you can see where the money goes and what is optional.

Roof size and pitch
A bigger roof takes more bundles and more hours. A steep pitch slows the crew down and calls for harnesses and roof jacks before the first shingle comes off.
Condition of the decking
We cannot see every board until the old roof is off. Our estimate states the per-sheet price for replacement so there are no surprises.
Shingle line and cool rating
Architectural and cool-rated shingles cost more than basic three-tab, but they last longer and can lower attic heat.
Layers and ventilation changes
Removing two old layers adds labor and disposal. Adding ridge or eave vents adds some cost and often pays back in comfort.

Asphalt Shingle Roof FAQs

Something not covered here? (310) 957-5824

Are cool-rated shingles worth it?

They bounce back more sunlight than ordinary dark shingles, so the attic takes on less heat. You see the most gain when the attic is also vented and insulated well. We'll give you a straight estimate of how much your home is likely to benefit.

Can new shingles go right over the old ones?

We recommend a complete tear-off on nearly every shingle roof. A second layer hides soft decking, traps more heat, loads the framing and can affect the manufacturer warranty. Working from bare wood also lets us fix the venting properly.

How many days does the work take?

A typical single-family shingle roof needs one to three workdays, based on its size, number of layers and any decking repair. You'll know the schedule before we begin.

Do you hold a license and insurance?

We do. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. Call and ask about either one and we'll happily explain.

Should I choose shingle or tile?

Shingles weigh less and cost less at the start, while tile lasts longer and fits some home styles better. Our tile roofing page covers that choice, and we can weigh both for your roof at the inspection.

Can you help with financing or an insurance claim?

Service Finance Company offers financing, subject to credit approval. When storm damage is part of it, we work directly with your insurance claim. Se habla español, so we can go over everything in Spanish or English.
