Roof Leak Repair in Lynwood

A ceiling stain rarely sits right under the hole. We trace the water back to where it actually gets in, fix that spot, and check the insulation it soaked on the way, so your home stays dry and your air conditioning isn't fighting a damp attic.

Finding the Leak Is Most of the Job

Water runs along rafters, decking and the backs of tiles before it drips. A stain over your hallway can start six feet uphill at a cracked pipe boot or a lifted flashing. Patching the wrong spot just moves the drip, so we spend our time on the trace before we touch a tool.

A leak also costs you in ways that are easy to miss. Wet insulation flattens and loses much of its ability to hold heat back, and a damp attic stays warm longer into the evening. Fixing the leak and replacing soaked insulation helps your home hold a steady temperature again.

Our owner has 40 years of roofing experience, and we work as a licensed roofing contractor, CSLB 1092407 (C-39). If the leak is one symptom of a worn-out roof, we'll say so plainly and talk through roof repair or roof replacement instead of selling you patch after patch.

What a Leak Repair Covers

Inside and outside trace

We start in the attic or at the ceiling, mark the wet areas, then match them to what we find on the roof surface. On tile roofs that often means lifting a few tiles to see the underlayment.

Flashing and penetration repairs

Most leaks we see come from where something breaks through the roof: vent pipes, chimneys, skylights, satellite mounts and wall junctions. We reseal or replace the flashing and boots rather than smearing caulk over them.

Damaged decking replaced

If plywood or plank decking has gone soft, we cut out the bad section and install new material before the roofing goes back on.

Wet insulation check

We look at the insulation under the leak and tell you whether it can dry out or should be replaced. Dry, full-height insulation keeps more summer heat out of your living space.

Photos of what we found

You get pictures of the problem and the finished repair, which is useful for your records and for any insurance claim.

Signs Your Roof Is Letting Water In

Brown rings on the ceiling
A stain that grows after each rain means water is still reaching the drywall. Even a dry stain is worth a look, since the source is usually still open.
Musty smell in a closet or attic
Slow leaks often show up as odor before they show up as a drip. Damp wood and insulation give off that stale smell.
Peeling paint near the roofline
Bubbling paint on upper walls or at the eaves can mean water is running behind the fascia or down inside the wall.
Rooms that feel harder to cool
A bedroom that suddenly runs warmer may sit under insulation that got wet and packed down. It's a quiet sign people rarely connect to the roof.
Drips only in heavy rain
Leaks that appear in strong winter storms but not light showers often point to flashing or wind-driven water at a wall or valley.

What Happens on a Leak Repair

  1. 1

Call us and we come out

Let us know where the water shows up and when. We pick a time to visit, and the inspection is free.

  2. 2

Tracing the leak and a written estimate

We locate where the water enters, photograph it and hand you a free written estimate with each part of the repair listed. You decide with all the facts in front of you.

  3. 3

    Fixing it

We cover plants and walkways below, make the repair and replace any soft decking or underlayment we find. Most single leaks are done in one visit.

  4. 4

    Cleanup and a last check

We pick up debris and nails from the yard and go through the photos with you. During Lynwood's dry months, we can run a hose test to prove the repair before the rain comes back.

What Goes Into a Leak Repair Price

Each leak is priced on what we find on your roof, so we look before we quote. The written estimate lists every item separately. Bigger repairs can be financed through Service Finance Company, subject to credit approval.

Where the water enters
Resealing one pipe boot goes fast. Rebuilding chimney flashing, or the joint where an addition ties into the main roof, takes more hours and materials.
What your roof is made of
Tile has to be raised and reset carefully, and any broken pieces matched. Asphalt shingle and flat roofs are repaired in their own ways at their own prices.
Damage you can't see yet
Rotted decking, wet underlayment and soaked insulation all add work. A leak that has run longer usually leaves more of each behind.
Slope and reach
Steep pitches and spots that are hard to get to need extra safety setup, which means more labor time.

Common Leak Repair Questions

Do you just fix the leak, or will I need a new roof?
Most leaks can be repaired on their own. When underlayment is giving out all over or new leaks keep popping up, we'll show you photos and explain why a replacement may cost less in the long run. The choice is yours.
Will my homeowners policy pay for a leak?
It comes down to your policy and the cause. Sudden damage, like tiles ripped off in a storm, is more often covered than slow wear. We work directly with your insurance claim and provide photos and a written estimate, but coverage is the adjuster's call.
Could a leak be pushing up my energy bills?
It could. Soaked insulation flattens and stops far less heat, so the AC runs longer to keep rooms comfortable. Swapping out wet insulation after the leak is repaired helps undo that.
Are you licensed and insured?
Yes. We're a licensed roofing contractor, CSLB 1092407 (C-39), with insurance that covers our work at your home.
Will you come out beyond Lynwood?
Yes. We also fix leaks in South Gate, Downey, Compton, Bellflower, Paramount and other towns nearby. Se habla español, so your repair can be explained in Spanish or English.
