Roof Replacement in Lynwood That Keeps Your Home Cooler

If repairs on your roof only buy a few months now, we strip it to the decking, fix what is underneath and install a new system that sheds heat and keeps water out. You get a written estimate, a tidy yard each evening and a home that holds its temperature better.

When a New Roof Is the Right Call

A roof replacement means everything comes off down to the wood decking. We inspect that decking, replace any soft or rotted sheets, then install new underlayment, flashing, vents and your choice of roofing material. It is a bigger job than a repair, so we only recommend it when repairs would cost you more over the next few years than a new roof would.

Many older roofs around Lynwood also run hot. Dark, worn shingles soak up summer sun, and attics with blocked or missing vents trap that heat right above your ceilings. A replacement is the best time to fix both, which can mean a more comfortable house and an air conditioner that cycles less often.

If you are not sure yet, our roof repair and roof inspections pages explain the smaller options. We will tell you honestly which one fits your roof.

What Your Roof Replacement Includes

Full tear-off and decking check
We remove old layers down to the wood so nothing hides under the new roof. Any soft, cracked or water-stained decking is replaced, and you see photos of what we found.
New underlayment and flashing
Fresh underlayment goes down across the whole deck. We replace flashing at walls, chimneys, skylights and pipes instead of reusing tired metal, since those spots are where most leaks start.
Ventilation sized for your attic
We look at your intake and exhaust vents and correct the balance. Good airflow lets summer heat escape, helps shingles last and keeps moisture from building up in the cooler months.
Cooler material options
We walk you through asphalt shingle roofing and tile roofing choices, including lighter, cool-rated colors that reflect more sunlight. You pick what fits your home and budget.
Permit and final inspection
We pull the city permit and schedule the inspection. California's energy code can require cool-rated roofing on some reroofs, and we check that before ordering materials.
Daily cleanup
Tarps protect your plants and walls, and we sweep the yard and driveway with a magnet for nails at the end of each day.

Signs Your Roof May Need Replacing

  • Water showing up in several rooms

A single drip near a vent pipe can usually be patched. When stains appear in different rooms, or a fixed leak returns within a season, the underlayment has likely worn out across the whole roof.

  • Curling, cracked or bald shingles

When shingles lose their granules or curl at the edges, they stop protecting the layers below and absorb far more heat.

  • Sagging or soft areas

If part of the roofline droops, or the surface gives a little when someone walks on it, the decking below has likely weakened and needs to come out.

  • Rooms under the roof stay hot

An attic that bakes all summer can be a sign of failing material and poor ventilation. A new roof with proper airflow can make those rooms noticeably easier to cool.

  • Years of patches

If your roof is a quilt of past repairs, more patching usually just moves the problem around.

How Your Replacement Goes, Start to Finish

  1. 1

A close look at roof and attic

We start with a close look at the shingles or tile, the flashing and, when there is access, the attic space. We photograph what we find, walk you through it and hand you a free written estimate that lists each part of the job.

  2. 2

    Choosing materials and scheduling

We go over shingle or tile options, colors and vent upgrades, then set a start date. Financing is available through Service Finance Company, subject to credit approval.

  3. 3

    Tear-off and decking repairs

Tarps go over your plants and siding before the old roof comes off, and weak decking is replaced as we go. Should we uncover rot the estimate did not cover, you get pictures and a plain explanation, and nothing extra happens until you agree.

  4. 4

    Installation and cleanup

Underlayment, flashing, vents and roofing go on in order. Most homes are finished in a few days, with the site cleaned each evening.

  5. 5

    Final inspection and walk-through

After the city inspection, we walk the job with you and answer any questions about caring for your new roof.

What Moves the Cost of a New Roof

We price each roof on its own, after measuring it and checking what is underneath. The written estimate breaks the job down line by line, so nothing on the final bill comes as a surprise. These are the factors that matter most.

Roof area and steepness
A larger roof takes more bundles of material and more crew hours. A steep slope adds harnesses, roof jacks and slower, more careful footing.
Material choice
Asphalt shingles, concrete tile and clay tile differ in cost, weight and lifespan. Cool-rated colors are available in most lines.
Decking condition
Rotted or damaged sheathing has to be replaced, and the amount is only certain once the old roof is off.
Layers to remove and ventilation work
Two or three old layers take longer to tear off. Adding or correcting vents adds some cost but pays you back in comfort and roof life.

Roof Replacement Questions

Something not covered here? (310) 957-5824

Will a new roof really lower my cooling bills?

It can help, especially if your current roof is dark and worn or your attic has poor ventilation. Cooler roofing colors reflect more sun, and balanced vents let trapped heat escape. How much you save depends on your insulation and how you use your AC, so we will not promise a number.

Who will be working on my roof?

We are a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. Our owner has 40 years of roofing experience, which shapes how we plan and build each new roof.

Do I need to be home during the work?

Not for most of it. We like to say hello before the crew starts on day one and to walk the finished roof with you at the end. Expect banging and scraping while the old roof comes off, so it is wise to take pictures or mirrors off walls close to the roofline.

Can insurance help pay for a replacement?

If the damage came from a covered event, it might. We work directly with your insurance claim by documenting the damage and meeting the adjuster, though the adjuster decides what is covered. Our storm damage repair page has more on that.
