Flat Roofing in Lynwood That Drains Well and Stays Cooler
We repair, recoat and replace flat and low-slope roofs on homes, garages and additions. We find out why water is sitting or seeping in, fix the drainage, and finish with a light surface that reflects sun instead of soaking it up. It all starts with a roof inspection.

When a flat roof is the right call
Plenty of homes around Lynwood have a flat or low-slope section somewhere. It might be a rear addition, a garage, a porch cover or the whole house. These roofs work well when water leaves them quickly. Trouble starts when it doesn't. Standing water slowly works into seams, and years of sun dry out older surfaces until they crack.
Our owner has 40 years of roofing experience, and flat roofs reward that kind of patience. Much of the job is reading the surface: where puddles dry last, where edges lift, what someone patched before. That tells us whether a repair, a coating or a new membrane makes sense, and we'll tell you plainly which one fits.
There is a comfort side too. A dark, worn flat roof gets very hot in summer, and that heat moves into the rooms below. A reflective surface keeps the roof deck cooler, which can make those rooms easier to live in and give your air conditioner less work.
What our flat roof work covers
Seam and blister repair
We open failed seams, blisters and splits, dry the area, and patch with material that bonds to what's already there. Mixing products that don't belong together is a common reason flat roof patches fail.
Drainage corrections
We clear and reset scuppers, drains and downspout connections. Where low spots hold water, we can build them up with tapered insulation or small crickets so water heads for the exits instead of sitting.
Full membrane replacement
When the old roof is past saving, we tear off to the deck, replace soft or rotted sheathing, and install a new modified bitumen or single-ply membrane. We talk through which one suits your roof before you decide.
Reflective cool roof finishes
New flat roofs and many recoats get a white or light-colored top surface. California's energy code often calls for a reflective finish on low-slope reroofs, and it's the part of the job most tied to a cooler house.
Flashing at walls and equipment
Parapet walls, skylights, vent pipes and AC curbs are where most flat roof leaks begin. We rebuild the flashing at these spots rather than smearing more sealant over them.

Signs your flat roof needs attention
- Puddles that last for days
- Water still sitting two or three days after rain means the roof isn't draining. Over time it breaks down the surface and finds its way into seams.
- Blisters and bubbles
- Raised pockets mean moisture or air got trapped under the top layer. Once they crack, water goes straight in.
- A cracked, alligatored surface
- A roof that looks like dried mud has lost its flexibility to the sun. The deepest cracks are where leaks start.
- Ceiling stains below
- A brown ring under a garage or addition often appears well away from the real entry point, because water travels along the deck before it drips. Our Roof Leak Repair page explains how we trace it.
- A room that always runs hot
- If the room under a flat roof is noticeably warmer than the rest of the house, an aging dark surface is often part of the reason.
- Bare spots in the gravel
- On older built-up roofs, gravel that has washed into piles leaves the asphalt underneath exposed to sun and wear.
What to Expect on a Flat Roof Job
- 1
Roof visit
We cover the full surface, looking at edges, drains and each penetration and photographing along the way. If possible, we also check the ceiling underneath.
- 2
An estimate on paper and an honest opinion
Your free written estimate itemizes the work and gives our frank take on repair or replacement. We can go over financing through Service Finance Company too, subject to credit approval. Se habla español.
- 3
Permit and start date
On replacements we pull the permit and check which energy code rules fit your roof. We pick a start day with dry weather and explain how each work day will run.
- 4
On the roof
Walkways and plants get covered, debris stays contained, and we work one section at a time, sealing each one watertight before leaving for the day.
- 5
Last check and cleanup
Where it fits, we send water through the drains, review the finished roof with you in person or by photo, and run a magnet across the yard for loose nails.
What Goes Into Flat Roof Pricing
Flat roof costs range wider than people tend to guess, since a lot hinges on what sits below the top layer. We only quote once we've been up there. The written estimate breaks out every piece of the job, and nothing new lands on the final bill unless we talk about it first.
- Repair, recoat or full replacement
- Fixing one area or recoating a sound roof runs far below a tear-off. Which is possible comes down to how dry and firmly bonded the current layers are.
- Layers to tear off
- Some flat roofs carry two or three earlier roofs on top of each other. Taking them off means more labor and disposal, and it opens the deck so we can repair it.
- The deck underneath
- Spongy or rotted sheathing can't be fully sized up until the old roof comes off. The estimate spells out ahead of time how replacement sheathing is handled.
- Membrane, insulation and top coat
- Tapered insulation for ponding, the type of membrane and the reflective top coat all change the price. They also shape how well water drains off and how cool the roof stays.
- Equipment, openings and access
- AC units, skylights, vents and parapet walls each need careful flashing. The more there are, the longer the crew spends up top.
Common Flat Roof Questions
- Could a coating do the job instead of a new roof?
- In some cases. A coating makes sense when the roof underneath is dry, well bonded and drains fairly well. If we turn up soaked insulation or blisters all over, coating would just trap the problem, and we'll say that plainly.
- Does a white roof actually cool the house?
- A reflective top layer turns back a large share of the sun a dark roof would soak up, so the roof and the rooms below run cooler. The difference you notice depends on your insulation and how you use the room, so we won't name a figure for your power bill. The rooms directly under the roof usually feel it first.
- Do you have a license and insurance for flat roofs?
- We do. We're a licensed roofing contractor, CSLB 1092407 (C-39), and we're insured. Feel free to check our license with the Contractors State License Board before we start.
- Is a permit needed to replace a flat roof?
- For a full replacement, yes, and we take care of pulling it. Smaller repairs may skip it depending on their size. We'll let you know which case is yours when we review the estimate.
- Does insurance cover flat roof work?
- That comes down to the cause. Sudden storm damage may qualify, while age and normal wear generally don't. We work directly with your insurance claim with photos and a written scope, and the adjuster decides on coverage.
