Roof Inspections in Lynwood

A roof inspection tells you what shape your roof is really in before you spend a dollar. We check the surface, flashing, vents and gutters, look into the attic when we can, and walk you through photos and a written summary in plain language.

Learn Your Roof's Condition Before Making Any Choices

Roof trouble usually begins small and silent. A raised shingle, a split tile or an opening in the flashing can let in water and heat for months with nothing showing indoors. Finding those spots early keeps the repair small and the cost low.

Our owner's 40 years of roofing experience shape the way we look at a roof. We study how every part fits together, beyond the damage you can spot right away. That covers attic insulation and airflow, since a roof that holds heat makes the house harder to cool over long dry summers and raises your electric bill.

Whatever we find, you get an honest answer. When the roof has years ahead of it, we tell you. When a repair fits, we explain it. When replacing is the better value, our photos show why, and the decision remains yours.

What We Check on Every Inspection

Roof surface
We look at shingles, tile or flat roofing for cracks, curling, granule loss, slipped pieces and worn spots. On tile roofs we also check what we can see of the underlayment, since that layer does most of the waterproofing.
Flashing and penetrations
Chimneys, vent pipes, skylights and wall joints are where most leaks begin. We check the metal flashing and sealant around each one for gaps, rust and lifting.
Attic ventilation and heat
When we can get into the attic, we look for daylight, moisture marks, blocked vents and thin or packed-down insulation. Poor airflow cooks the roof from below and makes your air conditioner work harder.
Gutters and the roof edge
Rainwater has to leave the roof cleanly. We look for gutters pulling away from the fascia, low spots where water sits, and downspouts that empty right beside the foundation. Water spilling over the edge can rot fascia boards and soak the first rows of roofing.
Photos and written findings
You get clear photos of what we found and a written summary that ranks each item by how soon it matters, from fix this season to keep an eye on. If work is needed, we follow up with a free written estimate.

Signs It's Time for a Roof Inspection

  • Water marks inside your home

A yellowed patch on the ceiling or paint that blisters near the top of a wall points to water slipping past the roof. The mark indoors is often a few feet from where the water actually gets in.

  • Upstairs rooms that won't cool down

If one part of your home stays hot even with the AC running, the attic may be holding heat. Blocked vents or a dark, aging roof surface are common reasons.

  • Shingle grit or broken tile on the ground

Granules in the gutters or tile pieces in the yard mean the surface is wearing out or getting damaged. Both are worth a closer look before the rainy months.

  • After strong winds or a heavy storm

Santa Ana winds and winter storms can lift shingles and shift tiles without any obvious leak. Our storm damage repair page covers what happens if we find damage.

  • Buying, selling or planning ahead

An inspection gives you a clear picture of a roof's condition and remaining life. That helps you budget for repairs or a replacement instead of being surprised by them.

How Your Inspection Works

  1. 1

    A quick phone call

Tell us what you've noticed and when works for you. We can talk it through in English or Spanish, whichever is easier for you.

  2. 2

    The roof and attic visit

We arrive at the time we set, walk the roof carefully and check the attic if there is access. We're insured, and we take care around plants, patios and anything stored near the walls.

  3. 3

Going over the findings with you

Before we leave, we show you the photos and explain what we saw in plain terms. You can ask as many questions as you like, with no pressure to decide anything on the spot.

  4. 4

A written estimate if work is needed

If something needs fixing, you get a free written estimate with each item listed. If the damage looks storm-related, we can explain how we work directly with your insurance claim.

What Sets the Price of Work an Inspection Finds

We don't charge for the inspection. When something does need work, its price rests on a few plain factors, and your written estimate lays out each one. Service Finance Company offers financing, subject to credit approval.

Fixing or replacing
Resealing a vent boot or swapping a few shingles is minor work. A roof that's worn out with damaged decking is a far larger project, and we'll show you which one you have.
Type of roofing
Asphalt shingle, tile and flat roofs call for different materials and techniques. Tile repairs usually mean lifting and resetting tiles to get at the underlayment.
Hidden layers
Rotted or soft decking and worn-out underlayment only appear once the surface is opened. We write down any warning signs during the inspection so nothing surprises you later.
Upgrades for comfort
More attic vents or a lighter, more reflective roof surface can raise the price but help your house stay cooler. We'll say plainly whether it pays off for your home.

Common Questions About Inspections

Something not covered here? (310) 957-5824

Do I pay anything for the inspection?

No. The inspection is free and you're not obligated to hire us. If work turns out to be needed, the written estimate costs nothing as well.

How long does an inspection take?

Expect around an hour on an average single-story home, a little longer for tile or a bigger house where we check the attic too. You stay on the ground; we just want a few minutes with you afterward to review the photos.

Do you have a California roofing license?

We do. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we're insured for the work on your home. You can check the license with the state board anytime.

Will an inspection help me cut energy costs?

It can uncover what's actually making the house hot, such as clogged attic vents, thin insulation or a roof surface that absorbs heat. We'll tell you which changes would help and which probably wouldn't, so you skip upgrades that won't earn their cost back.

Can you inspect for an insurance claim?

Yes. When we find wind or hail damage, we photograph it and walk you through how a claim works. We work directly with your insurance claim, while your adjuster has the last word on coverage.

Will you come to homes beyond Lynwood?

Yes. Plenty of our inspections are in nearby cities such as South Gate, Downey, Compton, Bellflower and Paramount. Not sure we cover your street? Ask on the call and we'll answer right away.
